How booking works

Online booking and payment are coming soon. For now, email [email protected] with:

• The property address
• Approximate square footage, so the package is right
• Your preferred date, and a second choice
• Which package and any add-ons
• Whether the property is occupied, staged, or empty

You get a written reply back the same day with the date held and how to pay. Half at booking, the balance on delivery.

What has to be true before the shoot

The photographs are only as good as the house on the day. Nothing here is fussy, and all of it shows in the frames.

• Counters and floors clear, personal items and pet bowls away
• Every blind and curtain open, every light on
• Toilet lids down, cars out of the driveway, trash cans out of frame
• Yard mowed and hoses coiled
• Pets crated or off site

If the property is not ready when the camera arrives, the return visit is $75.

What comes back, and when

Next business day by default. Rush is under 12 hours for $50, same-day under 4 hours for $100.

Photographs arrive in two sets, MLS-sized and full resolution. Video comes as a horizontal cut and a vertical cut. Tours arrive as two links, branded and unbranded, so the unbranded one drops straight into the MLS field.

Service area

Orange, Osceola, Brevard, Seminole, and Volusia. Two bases, West Melbourne and Lake Mary, so most of the corridor between them is a short drive either way. Travel is included within 30 minutes of either, and $0.65 a mile beyond the first 30 after that. Ask about anything further out and it can usually be worked in around another shoot.

Licensing

You get full rights to use the images to market the property, for as long as the listing runs. Copyright stays with Oak & Aperture, which is standard, and it means the images are not resold to the next agent when the listing changes hands.
